So You Want to be a Strata Manager?

How do you navigate the world of strata management when you’re just starting out?  There is so much to learn and know and so many people whose demands you need to manage.

When I started my journey as a strata manager, I was keen and cocky.  My boss quietly advised me that it would take me two years to get the job “under my belt”.  I privately thought that being a quick learner, it would take me 6 months.  I was wrong.

After two years, I finally felt like I had some control.

After five years, I finally felt that I have some expertise.

It’s that complicated

It’s that comprehensive

It’s that thrilling!

Great, but how do you navigate from excited to expert?

First, aside from being hungry to learn, you need to read everything! 

  • The Act
  • The Regulations
  • The plans of subdivision you’re managing

Visit the properties – take photos and notes.  I use the Notes function on my phone so I can combine the photos with my notes as observations and actions I’d like to recommend.

When you meet with someone, take notes of that too.  Make sure you have a clear understanding of what you are being asked to do, and what the others present are agreeing to.

Record everything!!!

My experience in legal practice (as a law clerk and credit manager) taught me well to make sure I kept clear, accurate and comprehensive records. 

When you have agreed to undertake something, record it in your Tasks Spreadsheet (one page per property).  This should be your go-to every morning when planning your day.

Don’t get caught in the trap of reading your emails first.  Skim them for anything super urgent but they are a deep hole that will swallow your day if you don’t take charge. There are plenty of good AI functions that can skim your emails and triage so you can focus on urgent matters and your task list first.

Keep working your way through all the tasks that you have on hand.  Set aside time every morning for follow up and reporting back to the Owners.

Finally, get some training.  There are great courses out there for managers delivered by your local Real Estate Institute or Strata Communities Australia.  We will also be offering a suite of courses designed for managers from early career and advanced management.
