REPORTS

If you’re considering buying a strata property – talk to us before you sign. We review your Certificate reports and provide a clear comprehensive breakdown in layman’s terms that includes your rights and obligations potential risks, and highlight any hidden costs or issues—so you can make an informed decision with peace of mind.

While an Owners Corporation (OC) Certificate is a mandatory document when buying into a strata property, it rarely paints the full picture.

Crucial details like financial health, special levies, or building issues can be unclear, or entirely missing, leaving you exposed to unexpected costs or disputes after settlement.

Why you need a report…

The certificate reflects information as at the date of issue, things can change quickly. For example: Recent levies, insurance changes, or disputes may not be captured if they arise after the certificate was issued.

The certificate may include details about building defects, cladding issues or pending actions, but  what do they actually mean?

Rules can be confusing; we can explain in layman’s terms any rule you're not sure about.

The OC Certificate doesn't include information about lot boundaries, exclusive-use areas,or shared responsibility for maintenance. We can review the Plan of Subdivision to let you know about what you will actually own and are responsible for, and what you can rely on the Owners Corporation to manage.
